Best property agents in Mojacar

I have been looking at a number of properties in Mojacar area on the internet, if anyone could recommend any certain estate agents in the area to go through would be appreciated....

there are quite a few and I would like to possibly narrow them down for planning to travel over and plan viewings of properties.

any help appreciated.

You could also try Veritas based next to Koi cafe near the Parce Comercial, they are very good.

We bought about 5 years ago through Mojacar Estates (Rebecca) and they were fine, vey professional and helpful. They were instructed by the seller so we had to do out own negotiating on price but that's just as you would do in UK.

We were wary of being shown properties by agents who were not instructed by the seller as we had heard they could charge us a fee for this. None of the agents seemed to want to explain it but it seems four or five of them had an agreement where they would show one another's properties and split the fee paid by the seller between them. 

I'm not sure if this is still the case but I personally always prefer to deal direct with the agent instructed by the seller and do my own haggling.

I imagine its a buyers market at the moment but bear in mind people in Spain are often happy to leave the property on the market several years rather than drop the price, the amount you can knock the price down depends on the sellers personal situation and attitude so it's a bit of luck really!

How do you know if the agents have been instructed by the seller or not? assumed if agents have properties on their books then they are acting for the seller.

I have seen multiple agents offering the same properties in the area.

Hi,

I think you are correct in that if the agent is advertising the property and has it on their books/website they are instructed and paid by the seller.

Like you we arranged viewings with the retained agent and when we met the agent they also started taking us to other properties - ones they were not selling. Provided they don't charge you a fee it is very helpful as they will drive you round and you can ask about the different areas etc. We were a bit wary as some agents had very few properties for sale but would happily spend half a day taking us to properties other agents were selling but they avoided my questions on where their fee came from. Perhaps I am just a bit over cautious as I worked in commercial property in UK where introducing agents were entitled to a fee.

I have been trying to buy a property in Spain now for 24 months now in total - the last 4 months I spent viewing properties in Mojacar region. So, far in this region alone, I have had 3 agencies lie to me and cause property sales to fall through.

I can only warn you as what to expect - This morning I lost another property because of the agent in Albox. They ALL do this - do not trust positive comments on this thread. 

I am a potential buyer like yourself and I have been unable buy in Spain yet as a direct result of agents. They have a long list of tricks and they are waiting for you like a snake in the grass.

The first mistake you will make ( I made this mistake many many times ) is believing that the agent is working with your interests in mind. They are not - they only care about one thing- commision. If lying and deceiving you is required to get that commision, so be it. They will entertain multiple buyers on the same property without letting you know - that way, they stand a better chance of getting a sale - regardless of your 1000 euro buying trip. They just dont care - but their "We are not like the others" speech will be dripping in honey - they are lying to you. Generally, they are lazy and incompetent. PM me and I will give you advice on what to watch for -

It's in their DNA to lie, misrepresent and deceive.

16 estate agents in a row have tried it on with me. 5 minutes ago I had a call from a new agent where I enquired about a specific property. He asked me what I was looking for in spite of me enquiring about a specific property. Why hear you shout?

Because the house listed is not for sale. Its click bait trying to reel me in to its Web of deception.

I am just off the phone to him after telling him to make an offer at the full asking price. What did he say I hear you shout.

His answer was that the owner has changed their mind about  selling.

LIES LIES and more LIES. The property was never for sale and now he has my email and is bombarding me with irrelevant rubbish.

Thanks Brian, yes I am very cautious and will do an awful lot of research before parting with any money. this forum is good to get a information from those who have experienced issues.

I've got time on my side to purchase so intend to get as much knowledge as possible.

I will only be interested in properties that I have chosen to view that are advertised and in the locations I want to visit.
