I am a potential buyer like yourself and I have been unable buy in Spain yet as a direct result of agents. They have a long list of tricks and they are waiting for you like a snake in the grass.

The first mistake you will make ( I made this mistake many many times ) is believing that the agent is working with your interests in mind. They are not - they only care about one thing- commision. If lying and deceiving you is required to get that commision, so be it. They will entertain multiple buyers on the same property without letting you know - that way, they stand a better chance of getting a sale - regardless of your 1000 euro buying trip. They just dont care - but their "We are not like the others" speech will be dripping in honey - they are lying to you. Generally, they are lazy and incompetent. PM me and I will give you advice on what to watch for - 

Gregg, thanks for reply and sharing your comments.

I'd expect the agents to be working in the best interests of the seller, that's how they make their living..if I was selling a property id expect them to be working on my behalf to get asking price of property.

for a decent property I would expect many people like myself would be interested and would be ready to be played off against other potential buyers which is why I have a set budget and would stick strongly to that.

I've seen advice to get independent legal support for purchasing and not any recommended by estate agents or those associated within the agency business...hopefully that would expose any wrong/missing information from agents...

I'm at the beginning of my journey and in no rush so will take on board all advice I can find...many thanks for yours and I will pm you.

Have just read your reply to Gregg and agree with what you say there.

Basically agents are working for the seller to get as good a price for them as possible and must show the property to as many people as possible. But this is just as in UK.

Perhaps the situation has got worse since we bought and the internet does seem to open things up to the cowboys so I personally would only deal with an agent who has a proper office and a decent number of properties for sale, and I would never let a agent "act for me" on a purchase as I am sue an "act" is what you would get!

If you have time on your side and can - when covid permits! - spend time in Mojacar looking round the area and talking to people this will be very worthwhile. In Mojacar Playa for example there are a few night clubs in one area which only open a few weeks a year but are very noisy all night when they open so I kept clear of them!

Everyone will have their opinions and comments on their favourite or disliked areas but by chatting to people you can find out what areas are like at different times of year etc.

Sorry, might have posted this in a other thread. I would recommend a former Swedish banker, Ingrid Grahn, with her own agency in Mojacar Playa. Has lived in Spain for the past 40+ years, used to work for Chambers of commerce in Madrid, emploeyed by a Scandinavian agency (bank owned) before starting her own business. Office in Mojacar Playa, the center mall, second floor. Fluent in Spanish, English and Scandinavian language. Has also Spanish speaking staff - only 3 employees in total. Top service, we were and are most please as pretty experienced purchasers.

Yes you did. And I responded on the other thread. I know most people are trying to help me and for that I am grateful. However, since trying to buy a property in Spain over the last 20 months or so, I am sure that the majority of people have not been through the plethora of scams that I have. I must be a scam magnet. 

Things are changing very quickly and the effect of social media is that "agents" are operating out of cars - some don't even have websites and almost all have information that is inaccurate and often wrong. 

Only today, I had an "agent" approach me online as he had read some of my posts. Of course, he had no business - all he had was a facebook page. I sent him packing and of course, there was the expected tirade of insults and expletives.

The problem is fundamental - Anyone can act as an agent and multiple agents can have the same property - throw in social media and you have a fertile ground for fraud, lies, misrepresentation and inaccurate information. I would hazard to say that at the moment, the majority of agents in Spain are not fit to represent anyone's property. That is backed up by my 20 months of experience as a cash buyer trying to buy a property in Spain. Today I made contact with my 17th agent. She sounds lovely and had promised the world. We shall wait and see.

Greg,  for goodness sake ....... if supposed "agents" continue to send you email messages, then simply block them from your inbox. It is not too difficult and you could help yourself and others, by naming and shaming those who you say have "lied to you". 

Please ........ stop posting these messages,  unless you are prepared to back up your claims with proof.

We all look forward to hearing proof of these lies you have been told. Please oblige us by giving us the facts and not "your opinions"

They are not emails. They come in through fb messenger. But thanks for the tips. I should be able to manage. My day job is a senior Web developer. Messaging is a big part of that but not as you know it

My posts are not meant to damage individual companies by naming them, but rather as a warning to buyers.

A few buyers have contacted me on private messaging and shared experiences very similar to mine.

What I could do is post a list of bogus properties that I challenge anyone to try and buy. They are fake and being used as click bait.

Contact one of your agent friends and ask them how prevalent these postings are.

Ok. So just to get this straight. You think I should block all messages from agents. This is going to be tricky because I have over 30 agent sites alerting me to new properties being uploaded. These alerts come in as email and web notifications using push notifications technology built into the android operating systems.

Some of the notifications are live, some are set with daily intervals and others weekly. In total I am probably getting around 20 emails and about 40 notifications off the Facebook platform every day 7 days a week.

Luckily I do know my way around the web and I am able to deal with rogue agents. Unfortunately you seem to be missing the point of my posts. Others however have found them informative.

Actually, 3 buyers have contacted me directly on private messages - I have given them the exact details of all the dirty tricks they will come up against with the agents and they seemed surprised as these were things they were not expecting - they too are having a range of issues.

Secondly, if you want, I can supply you with a list of properties that you can attempt to "buy" - these are live properties up on websites now - you can then tell everyone on this forum exactly what response you get from the agent, who the agent is, and what they tell you they can do. This is conditional of you following ALL the steps I tell you and ask for the information I tell you - I will guide you through the process as if you are a buyer - 

Then you can decide if I am wrong or if the agent is at fault - if you decide the latter, you can tell everyone here who they are and what they told you.
