Oh dear, some people are touchy. If you are so close to losing it, how do you get through the day?
I used New Wave Villas (near Trufis) and had no problem. In fact, we were shown 4 properties on their books and 1 from someone else's. There was no pretence to the contrary. If the agent's fee is split between the agents (i.e. the seller's agent and the introducing agent), so what? The seller is presumably still paying the same fee.
The internet is full of clickbait. Airlines were notorious for it. I suspect that most people know that.
If you are attracted to an advert for something that is not (is no longer) for sale, what have you lost? Deflated expectations, that is all. Irritating, but no loss.
As others have pointed out, (i) remember that the agent is the seller's agent (as the seller has instructed them and is paying them a fee), not the buyers so they have to act in the sellers best interest. (ii) given the history of illegal properties being sold, getting independent legal advice is a must. I am not sure if or to what extent this still goes on, but I would advise someone buying here in the UK to take independent legal advice too.
The agent through whom I bought the house (the 'introducer') has been invaluable in introducing me to decent and hard working builders and tradesmen, assisting in getting the house reformed etc and keeping tabs on the project.
