Hello,

I am looking to buy a farm house near Oria, the house has few neighbors and a big land. I will use it as a second home and I will spend 2, 3 months on my own as my partner has a full time job and cannot come with me more than 20 days a year,  while I would like to spend more time.
My que...

...stion is…how safe is this area? As I said it is not in the town, but a farm house 15 mins from Oria. Any advice will be greatly appreciated. Also is the area quite multicultural or there are only Spanish people living there?

Many thanks

Simona

Hi,

Sorry I can't fully help you with your question, I was looking at houses in a wide area, Albox, cantoria oria etc. The prices Oria attracted me, but I decided against, it's a beautiful area with stunning views, but the elevation put me off and the fact it snows in winter, so I don't know an awful lot about the area, what I will say is that it's quiet and peaceful, the village has plenty amenities, but if your wanting a big supermarket youve a good half hour drive to Albox. I bought a house close to Almanzora in the valley, it's stunning and I love it, go with your head as well as your heart when making a purchase, I'm here now and it's beautiful for the time of year. Salud!

In the 10 years I have lived in Oria I have seen snow twice.  On the first occasion it snowed at 11.00 in the morning and by 2.30 the sun had melted it all.  On the second occasion I got up to snow but it had cleared by lunch time.  Although we are high we do not get the snow like Madrid. One of the best things for me is that it does not get as cold as the UK, not as wet, but you do have a certain slight change giving the impression of seasons. I would not like hot weather all the time and when the cooler nights come we can sleep.

Although the village and outside areas are mainly Spanish people, there is a large amount of people from various countries.  You would soon learn which bars etc to go in, to meet people you can speak to.  It would be helpful if you had basic Spanish for the shops as there are none that ...

...speak English. It is very safe to live in Oria but as with everywhere you need to lock your doors when going out.  If you live in an area of very few people I would consider getting an alarm.  People around here when at home still leave their doors open.

Brilliant, this is very helpful. I do speak basic Spanish, I am Italian and I am planning to take Spanish lessons when I am there.

Have a good Sun

Hi Simona

I also have a holiday home in Italy, beautiful country, it's in Tuscany close to San miniato. I came to Spain for the drier winters, hope you find your dream home, also look around Albox and arboleas more English speaking people in these areas.

Salud.

It snows in the Almanzora valley quite often in the winter too!

If you want to be in the countryside but with low probability of getting snow, look around Antas, Los Gallardos, Cuevas, Lubrin, Lucainena, Sorbas and Tabernas.

Summer in Oria.

Many thanks for all the info you sent me about the winter in Oria.
what about the summer? I am talking about July and August, which I believe they are the hottest months. Do you have the air conditioning on? Are the highest temperatures 30 Celsius or more?

Just double checking and Thank-you All, I really appreciate your

advice.

This would really depend on whether your house is insulated and/or has been built with a double wall cavity.  Modern houses often have larger windows which can heat up the house so blinds or shutters will keep out some heat.

If you have an old house, they usually have thick walls but can still get pretty hot in the summer.  Normally houses here never were built with a loft space which you could insulate and what used to be the upstairs storage area in an old cottage or farm, now is converted into bedrooms.  It seems a logical thing to do, but such bedrooms can get very hot even at night, being directly beneath clay roof tiles which have absorbed all heat of the  day.  Flat roofed houses have the same problem if not insulated.

Air conditioning is expensive to run unless it is is solar powered,  so many people opt for ceiling fans or free standing fans which at least you can put away somewhere when the heat dies down.  I personally think installed wall mounted air conditioning units are rather unattractive things and unsuitable for many old rustic properties.  On the plus side, inland Spain is cooler at night than in the coastal resorts.
