Looking around the area of La Vida bar/restaurant in Cucador and I have noticed on Google earth that a lot of properties have disappeared from 2017 onwards was this down to the floods or illegal buildings demolished. There is a definite change in the landscape around this area.Those properties that remain appear to be built on rocky elevated headlands, and appear to be elevated from the rambla offering some protection but still would face foundation erosion from the flowing river over time. How often does the rambla flood is it every winter? I have witnessed the dry rambla  then full flowing river in Arboleas. Any information on this issue would be helpful.

I live in El Cucador, I am aware that some properties e.g. mine lost some land in the 2012 floods but I am not aware of any that were lost in the floods.  There are still a number of illegal builds around but they are bricked up, have not been taken down.

Thank you, yes we have just pulled out of a sale due to no habitation certificate and no updated title deeds bit of a minefield in this area but still looking

The remaining ones on rocky elevated spots might have some protection, but erosion could still be an issue over time. As for how often the rambla floods, it could vary. Some areas might get flooded every winter, like what you saw in Arboleas.
If you're still looking for info, I'd suggest checking with local authorities or maybe chatting with folks who've been in the area for a while. They might have some insights on the flooding patterns and how it affects the properties.
I had a bit of a flooding situation at my place once, but I found water damage restoration experts who really helped out. They knew exactly how to deal with the aftermath and get things back to normal.
