...s attractive. Add in Brexit and Covid and the mini-revival that started around 2014 has also stalled. When this is all passed prices will rise slowly but not to pre-2009 prices. 

But, hey, there is another spin on this, and i appreciate you might not see it this way, but for over 20 years you've had and still have the use and enjoyment of owning somewhere in a beautiful part of Spain. That has to be worth something 🙂.

Prices are low because this area hasn’t yet recovered from the financial crash.  It’s slowly coming back, but it will be many many years before your property reaches even the price you paid for it.

Since Brexit, there has also been a lot of Brits disinvesting, leading to a glut of properties which also keeps the prices low

The question is not: 'Why are prices so low now?', it should be: 'Why were prices so incredibly high by then?'
Of course it's just what the market is, but as from around 2000 until the financial crisis, prices for property on the spanish coast were way too high.

Surely it can’t help when developers keep building new properties when there are so many complete and part built properties in the area. Should the planners stop granting licenses until these are finished and sold?

A very good point - there's plenty of properties at Valle del Este but at least four new developments are being built there, plus there is one that has maybe only one or two people in it - it's never been filled, and you can now snap the units up for a bargain, but the place is starting to look shabby already because of a lack of maintenance - yet just behind it yet ANOTHER development is going up!!

It may or may not be relevant and may or may not be true. I heard this in the Irish Rover (so it must be true 😉) - About twenty years ago the Spanish government earmarked Vera as a town that was going to be expanded into a large city. Government ministers bought land near for future development after rezoning, higher demand for living in the south of Spain etc. 

So, let's wait another twenty years to find out if it is true! - You heard it here first!

Let’s hope that they put some pressure on to enable funding for the Almeria to Murcia high speed railway, potential game changer for the region (along with roll out of fibre optic).

Well according to every estate agent in Mojacar Playa the new high speed rail link between Alicante and Almeria is about to be provided "shortly" but they are saying this only since 2010 even on television programmes like Holiday Homes Abroad. 

The only things I ever saw rolling on the tracks were tumble weeds on windy days. If I come back in the next life as an inanimate object, I want to be a sleeper on that line. It'll be the easiest job ever.

Something is happening as I believe that a govt consultation has been announced for those in the Puerto Lumbreras area who are affected by the route of the line.  Obviously that's a long way from completion, but you have to start somewhere!
