Thank you so much for your advice.

Phil will be giving up his job to be able to retire so there's no question about renting.

We've been to Spain numerous times and love it. Just came back last week and viewed some lovely properties.

This afternoon we had our offer accepted on a beautiful villa on the outskirts of Oria

Fingers crossed everything is above board and legal.

Maybe in a few months we could meet up for a drink Jenni

Best wishes. Jean & Phil

hope all goes well for you and you have done your homework for driving licences, health insurance. finances inc all the extras they never mention on 'Place in The Sun' when you buy a property like notary, solicitor, taxes and the cost of a visa etc.  did you get your deposit back for the illegal property?

Congratulations, I hope it all goes without a hitch. Oria is a lovely place to live, it has everything you could wish for in the village. If you have any question about the village just PM me.

Kind Regards  Jenni

I agree with you, I wouldn;t buy anywhere near an animal unit, but new people see the sun, and the pool  believe the agents (lol) and they get lost in the romance of it all.  Have a nice weekend JX

Your solicitor should be able to tell you immediately if a property is legal or not. Estate agents are increasingly doing the paperwork themselves because it wastes their time. All the details are now online and the fee is something like 6 euros for paying access.

In any event, an 'illegal' property can be rectified. The process to legalise by your solicitor costs between 7 and 8 thousand euros but it is necessary to find if this property is eligible. Some never will be like the 145 million golf complex in Extramedura that has recently been given the final death sentence. Your solicitor can also advise about contacting the authorites because all land / property  is now registered as to its use etc - this same register will tell you if the local area is green or brownland sites. It doesn't take months to find out either. If your agent prevaricates assume the worst. many properties are advertised in multiple agencies and although the first gets a fee the fee can be split beteen agencies, oftne 50:50?

Good luck?
