Hi Everyone,

We our Darren & Joanna. We have just got back from a 14 day holiday in Almeria viewing properties in Albox, Partolea, and Arboleas. We hoping to buy a property in Partolea or Oria. With the intention to move permanently in early 2024. Any advice would be appreciated.

Fairly broad question that - what sort of advice are you seeking? On actually applying for a visa? Or more so what to expect when you move?

We had two visits last year looking for property. Had great service from a few Estate agents. We found our dream home unfortunately we used a poor estate agent. Ended up losing deposit due to wrong /negligent advice from him.

Company threatened to sue us if we posted on any social media sites. We never received an apology or admission of any mis information in the whole time we tried to solve the issue.

Please be careful who you use.

There are 2 lovely properties for sale very close to us, we are just north of Piedra Amarilla, on the tarmac road (Albox poligono towards Partaloa). This area is ideal. Close to both Albox and Olula del Rio, and of course our local town of Partaloa. 2 v.popular bar/restaurants in Piedra Amarilla, mixed community.  Short drive to the motorway & 42 mins to the sea at Mojacar. 35 to 45 mins from 5 different golf courses. 

Look on Calida Homes website for Villa Castillo, and on Almeria Casas for both ref 2359 and 2388

Thank you so much for the information. We did pop into one of the bars when we viewed a property in Partaloa.

Please be careful who you use.

Unless you write something libellous about them they cannot sue you! The fact they’ve already threatened you with litigation doesn’t look good.  I was in similar situation when trying to find a property in almeria.  Thankfully my solicitor was on the ball and I just lost my survey costs.  However don’t hesitate to pm anyone you think will benefit from your experience.  I do.  Frequently.

Please be careful who you use.

I would suggest you outline your situation with Victoria Vallalba in Albox, their litigation staff could recover your losses. [email protected] They have 20+ yrs of dealing with similar circumstances in this area alone. If you have records, documents and proof of fraud or 'dodgy dealings' with this estate agent, you should persue legal recovery.

My advice … for what it’s worth … don’t make this public.  Way too many possible unintended repercussions.

Follow Seafarers advice, contact the company he recommended and do it that way.

If you really want to make a statement, go back to the company concerned and ask for an Hoja de Queja y Reclamación - this is the “complaints book”

Every establishment has by law a complaints book, and it is taken very seriously because a copy has to go to Junta de Andalucia for investigation.

Should they refuse to give it to you, they are dropping themselves in very very deep water.

My advice to anyone buying a property in the Almeria Province is be careful about which Estate Agent and also which solicitor you use.
