there are so many pit falls moving here full time , if you wish to know anything i can guide you from our experiences, as unlike alot of UK ex pats WE HAVE DONE EVERTHING 100 PERCENT LEGAL and thus can sleep like a baby each night, unlike others they will get a chap at the door 

simple follow the rules and all is good

if i was honest i would say that only SPC  would be the one i could fully trust as the rest i have cought out on several occasions 

one being a company with the illegal  swimming pool Voss Homes o am shocked at that as if you bought this property the authorities would make you fill the pool with sand as you cannot have an underground pool on a rural property since 2012-13 

and you would be screwed 

BUT  the agents get a sale  CHERCHING 

this is still better than the UK but you have to watch out for yourself

Can only say a) never trust what you're told by an agent, b) get a trustworthy solicitor (abogado) and don't be afraid to bombard them with questions of any house you view or want to buy.

The whole estate agent thing can really be summed up by 'buyer beware,' or caveat emptor to give the Latin phrase it comes from.  Estate agents obviously want a sale (even the ones people rave about on various forums) and that is why it is so important that you choose a good independent solicitor who will look after your interests as a buyer. 

We have bought and sold and bought again in Spain and I would always err on the side of if it sounds too good to be true, it probably is!.

Certainly, my experience with Mundiabogados and in particular Maria Moroto was 1st class and good value for money. 

There are some great properties out there and I am sure you will eventually find your dream home.

i think you will find that the Spanish will  be more tolerant with the UK ex pats after 01.01.21 as then in a shortish length of time all the dross that give the good people will be gone and the LEGAL PEOPLE who follow all the rules will be appreciated by them rather than loathed 

ps we love it here and it has been our home for over 4 years and is HOME not the UK

the reason i mentioned the SPC company is that they actually give you a form of the full criteria they require to sell your house which obviously covers the buyers and so then works as a double edged sword to protect both seller and buyer, we like others bought a property and found out the hard and expensive way that a lot nearly most estate agents will sell you a house at all cost NORMALLY THE BUYERS COST and not tell you very important issues ie

when we went to sellour home last year in Albox we found out that it needed a Septic tank not a pothol and then an AFO and energy certificate 5500.00 euros for that alone the selling estate agents and English sellers said sod all about that AND THEY NEW it was a requirement it is law that you have this basic documentation to buy or sell a rural house ( this at the moment applies to only rural homes) also no one mentioned the fact if you purchase a rural house you cannot install an under ground pool , completely illegal the they will make you fill the pool in with sand after you spend 12.000 thousand euros for a proper concrete enforced 8 x 4m tiled pool

so you can see we have learned a lot , NOT JUST IS THE PROPERTY LEGAL it maybe so but there is a lot more to consider 

please tread carefully anything we can help with please ask 

good luck  and it will be worth it all in the end , just remember if you are buying rural it is a different set of rules OUR OWN LAWYER didnt even tell us about these things 

the only advise we got from a person at the town hall( English person who worked there ) was if you were a Polish or Spanish  person going to live in the UK would your estate agent or lawyer tell you that you need to buy a television licence 

NOW that made me feel 5500.00 better NOT
