we were more than over cautious more so for the house being legal and your lawyer , and we thought ours was wonderfull, never picked up on any of this 

at the end of the day you are either lucky or unlucky with what is coming your way, again if we had BOUGHT THROUGH SPC we would have not been out of pocket ,we got a full structural survey done on our house, yet when we moved in the gas engineer condemed our boiler as it wouldn t work 750.00 euros on the 2nd day  no one wanted to know 

be wary and check as much as you can as no one will take any responsability it lands on you

sounds like you are well equiped with some good information good luck and with a good lawyer etc ( dont take all what is given from the estate agent) should be fine and you can buy with confidence

I would highly recommend olive properties in bedar, they deal a lot with rural properties they have  contacts with experts in this field, they are thorough. Honest and totally committed to their business And it’s well earned reputation

We have bought and sold and bought again in Spain and I would always err on the side of if it sounds too good to be true, it probably is!.

Certainly, my experience with Mundiabogados and in particular Maria Moroto was 1st class and good value for money. 

There are some great properties out there and I am sure you will eventually find your dream home. 

María maroto mundi abogados  without a doubt her and Esther are brilliant very friendly and professional we have used them a number of times

Not sure I agree with you over SPC Maxchef, We had a different experience. Firstly they send a man around to take pictures/details etc, when I tried to discuss valuation he said it was nothing to do with him. So then he took the info of the house back to the office where someone that had never seen the property wrote a description, when they send it thru, it was so far from accurate it was a joke, I basically had to re write it myself. They had already got the the deeds/land map etc etc. but then they insisted on an Electrical test, 100 euro's 2 men arrived they were here all of 10 mins, they didn't test anything, they just walked around the house ask for 100 euro's and gave us a piece of paper, when I asked SPC about this apparently this is the norm!!!!!! really!!!!!!!  Then their solicitor ask for a particular piece of paper for the town hall stating that this house cannot have/does not require an AFO as it is so old, I had to go thru my Lawyer (Mercesdes) and get her to request it from the town all 60 euros later we had the piece of paper, SPC's lawyer rejected it!!!!!! And then ask for a technician to come an measure the land, at this point I kicked them to the kerb. So I have a very different opinion of them to you. I think lots of back handers going on.  I have moved sold and bought many houses in my life, here, UK, Egypt, Portugal and never ever have I not had the person that is going to sell the house come and look at it.  By the way, I eventually when with Almeria Homes and Almeria Casa. They actually came and looked at the house!!!!!!!!!!!!!!!!!!!!!!!!!!!

Steve Garner cam and would not put our house on their books or even take a photograph until we had all the correct documentation, it is the same for any one they give you a list you obviously got one as well, it took over a year before we had the full documentation then sold our house in 12 days 

there is documentation that you have to pay for in Spain , yet all i hear is people complaining about it , i too have bought and sold housed most of my life 

BUT THE RULES ARE DIFFERENT IN SPAIN we have to follow them it also protects us as well from the untruthful so called estate agents 

you pay for what you get SIMPLES and SPC i cannot thank enough for their top class service 

i dont know who dealt with yu 

we had Steve, Sean ,Robert and Val on hand to help us in every way

Well it did happen, and NO I didn't obviously  get a list ..  I dealt with Kim, I was never given this list, all they asked for was to see the Escritoire and the land map, and then they sent up a chap to take pics. It was even put on their web site  after I re wrote  the description, it was after it  went on their web site that she suddenly asked for all these others things.

It was a con, because anyone going into their offices interested in our property would have been told 'O yes its had an electricial test here is the [paper work, CON because these guys that they sent up and charged 100 euros for, did not test a thing, so anyone buying this house would be con into thinking a proper electrical test had been done.

I dont need a lecture from you written in capital, I dont appreciate being treated like I am lying.

I wrote that a had a difference experience from you, your passive aggressiveness isn't required.

speak to the owner ( Steve Gardner) and he will tell you and give you the company list everyone gets 

all but YOU FUNNILY  didnt  aye jog on 

HAS ANYONE ELSE BEEN TREATED THIS WAY BY SPC
