Which Estate Agent to use

Good Evening,

Can anyone please recommend good Estate Agents in the area that are diligent in checking the legality of the properties they are marketing, such as if they are on Rustic Protected land do they have their Licence of First Occupation and an AFO etc etc as we have just lost a property because the selling agent didn't bother to check any of this before marketing it!

so you have found the bad apple straight away.  there are some good agents about Coles in Turre, Spanish Property Choice in Albox and Mojacar but it can be best to ask the townhalls in the areas if they can tell you if a property is legal paying IBI to them.  There are a lot of illegal properties out there and it's buyer beware.

The Town Hall for the property in question does issue IBI bills, the property has deeds and services connected but does not have a LFO or indeed an AFO as it was built on rustic land which then three years later was declared protected land and because of this everyone has been told that an AFO is not possible to obtain because of the protection, none of this information was forthcoming from the Agent!

... not possible to obtain because of the protection, none of this information was forthcoming from the Agent! 

The problem is that all of the feedback we are receiving is bad and concerns at least three other agents in Albox but not Spanish Property Choice who are aparently one of the few that carry out due dilligence before they take on any properties to market.

Good evening Helene & Colin, 

 I am using Almeria Casas, they will not take a property on untill you have every piece of legal paperwork.  Even down to the energy certificate, so can recommend them.        Hiacynth.

We have bought and now selling with Almeria Casas,very professional and caring . Highly recommended .

SPC  like a couple of others do not touch a property unless it has all the legal paperwork  that you asking about 

we sold our last house in Albox through them and we had to wait over a year untillwe had our AFO inplace

i have seen others just in the last few days ( estate agents  that i thought followed the same criteria but did clearly not) that have a property for sale in the Euro news in a major advert 

THAT HAS AN ILLEGAL swimming pool in a rural pool as we viewed the house 4 years ago and you are not allowed to errect an underground pool is a rural property

We cannot believe what we are finding out and certainly cannot believe some of these agents who have survived for years whilst basically putting some of their clients at risk of loosing possibly thousands of euros or even everything they have!

Why have these agents not been outed for all to see, is this acceptable, well no it isn't its a disgrace. Yes we have heard nothing but praise for SPC and one or two others. 

Its quite clear that for those unfortunate enough to have purchased a problematic property through one of these unscrupulous agents that its so much easier to sell that same property through them as they have no issues knowingly marketing that property still having all of the original issues, and the cycle continues, is ignorance really bliss!!! Unbelievable.
