Yes good points and that’s what we all have to do when we research and look into when buying a property. 

I wasn’t aware of a problem with the the water though? but that’s what I like about being on a forum like this... it’s good to get information off others good or bad when looking at areas to buy overseas.

The water problem might affect certain areas in the countryside outside the main town (not sure).  I only repeat what is have read in the Voz de Almeria newspaper occasionally.

Just get a properties Solicitor, not any one recomendad by builders or friends, primera licencia of Occupation  is a must, if it disentir have one dont buy it.

In land, hot in sumerge, cold in winter and plentmoney of flies.

The question about whether to accept the recommendation of an estate agent is an interesting one and not as clear-cut as it used to be. There seems no doubt that in the years leading up to the crash there was a lot of dodgy dealing going on, with builders, estate agents and lawyers hand-in-glove to the detriment of buyers. And many purchasers got really screwed and there are countless stories of people who bought illegally-built properties.

But in the subsequent years things HAVE changed and - if this isn't an oxymoron - there are now ethical estate agents and ethical lawyers. Paul Fullard at Next Stop Almeria is an ethical and highly professional estate agent, and Maria and Esther at Mundi Abogados are highly professional and ethical lawyers who provide a first class service. We've used both companies for 2 property purchases and been totally satisfied with the recommendations and work each time. We're now using Mundi Abogados for our wills and residencia.

There's no reason to get ripped off. Take your time and take advice from those of us here in the community who have managed it quite successfully.

Since laws have changed dramatically since 2011 with regards to land, Property purchases etc, however, I Would still stick with Solicitors who put in writing that a property is Lega, has the required permissions from the Junta of Andalucia, be ware that a property that was illegal, still is, so it's still not Urbano, however, under the agreements, concessions, these properties have been Regualised, giving them water, electric etc. But they remain Non Urbano.

I would be led by putting in writing your questions and receiving written replies from the solicitor.

I do not listen to personal recommendations from the public.There are many areas that I would not buy in.
