Its a long process in the UK, but eventually they will be evicted thru the courts. In Spain if there are children in the house, they can stay, as long as they want.

I understand that if you report it to the police within 48 hours , the occupiers will be physically evicted by said police.

I'm having trouble with squatting. I'm considering knee joint replacement.

If there are children in the house, Spain wont evict.

Not strictly accurate we had squatters with children on our urbanisation .  They have recently been evicted

You need an alarm installed that contacts the police, I have heard of this 48 hr thing but the police will evict them within this time, costs around 60 euros a month fitted by many alarm company's here,

We know of a family in Vera Playa that bought their new built house not far from the beach to move into, Expensive new build ultra modern around half million, there were neighboring property's all around made no difference, they had no alarm fitted, they were in Dubai and a family of squatters with kids moved in, they sold everything including baby clothes, then some Albanians claiming to be mafia evicted them they were probably working together, 2 Albanian cars in the street with watchers in them and some inside the property, they demanded 8000 euros to give the house back, the owner flew back from Dubai and paid them, they even tried to have an alarm fitted to keep the owners out until a neighbor informed the alarm company they were squatters, the police would not do anything,

Also in Vera campo near the Michelin garage entrance a British lady had a villa built on a very large plot many years ago, no one has heard of her since, a gypsy family from Vera have taken up squatting in her villa, been there a few years now, the police were informed but it seems the owner must apply to have them evicted, the British couple right next door to the gypsy squatters have even come to actual blows with the gypsies, share the same wire fence, we lived on the other side till the gypsies moved a couple of hundred goats, dogs, donkey, and cats in, we sold up and moved, as its campo land they can do this,

Had they had an alarm connected to the police it would not have happened, you can fit your own cameras/alarm that must have an alarm/camera sign in Spanish to comply with law, but the best way is to have one that contacts the police, though we live in the property so squatting is unlikely as they case the property out first, make sure you are not there for a while then move in change the locks, we are also in the neighbor hood watch program and close with immediate neighbors, we all look out for each other, a good idea if you have neighbours,

Seems if you have an alarm fitted that contacts the police they will be evicted,

regards M.

Yes. This is what I also have been told....within 48 hours the guardia will physically throw them out..... children and all. After 48 hours you are up against it with the courts. We have brilliant neighbours, so when we go away they regularly check..... that plus alarms and cameras has so far worked for us

It is like this, for the essiest way to deter squaters in an unoccupied property, install a good alarm system

Pretty much useless unless it’s monitored or you have good neighbours who can attend on your behalf. Once they get in, they need to be ejected within 48hours otherwise you’re in for a battle to get them out.
