Tabernas Obras Menor Application

Hi,

     In a couple of months time I am looking at painting all the external walls, tiling all internal walls 800mm high & installing a woodburner for heating also a wood burning stove/cooker. Early next year a Solar hot water system and a new Bathroom. I will be doing all the works myself.

     I am a little confused by the Obras Menor documents I need to complete. Do I need to fill one in for each job separately. The information asked for only seems to relate to employing a Contractor to do the works and this will not apply. Hopefully someone here may have experience of negotiating the application processes. I can only complete the costing sections by entering my purchase costs as there’s no chargeable Labour.

Any advice would be most welcome

Hi Alan

Painting and tiling doesn't need a small works application but building anything like a garage or roofed porch does  need one or whatever renovations  that don't change the overall size of uour property.   Swimming pools need permission also and professional plans unless you buy a  removable pool.

Once you pay the permission do not think you have been granted permission because that must come by letter  via the post, ftom the town hall.   If your permission is denied, your money is not automatically refunded either!!  The price of the permit is proportional to your estimate, but if you give an unrealistically low estimate, the town hall person in charge of urbanisation  might make a visit to check it out and you could get clobbered with a fine and they could ask you to pay an architect for expensive plans if your building project is bigger than what you have declared on the form.    You must get a professinal estimate to.produce even if yoi do the work yourself, and you.may have to offer to.pay for this as written estmates are not easy  to get In this area.   Be careful because once a neighbours of mine doing his own Cortijo renovation on a small works permit had a visit from the town hall and then had to change to a large works permit and pay for professional plans!

Ive been led to believe that ALL works require a License  from Town Hall - tiling and painting requiring an Obra menor -  anyone else got any input on this?

I have now got hold of an architect to sort out all the necessary paperwork, simply to avoid any hassle from the neighbours or the Town Hall 😃
