Get in touch with Raoul or Anna at Cortijos Almeria, they did a very good job for us at a very reasonable fee.

They deal with everything, and ensure that the property you are buying is fully legal, i.e. has all the correct paperwork and bills up to date.

Your solicitor/lawyer charges you to do all these searches on tile, first occupation and taxes. I would not pay an estate agent to go do this work also and I doubt any lawyer worth their salt would accept the ‘word’ of an estate agent ( no disrespect to estate agents but they are there to sell not look after your welfare, that’s what your lawyer is for) - I am open to correction though. Also remember that stamp duty on any purchase is 8% up to €400,000 and 10% for amounts over that. Definitely put your feet on the ground before you commit. Best of luck.

These people are very good, only cost to us was the notary for final signatures and contract hand over 192 euros,

so where did 400 euros come from!

Im all about saving money but also getting a legal job done. And these people did just that.

Anna is a notary but they used a local notary so no conflict of interest, involved.

so shove that up your pipe and smoke it.

Another important thing if buying a house.  If there are items to be included in the property don't sign a reservation contract until you have seen a complete list of the inventory and it is signed by the vendor and you are happy it includes everything included in the sale.  Also ensure the inventory is referenced in the reservation contract.  If you pull out of a sale the vendor can keep the reservation deposit, which is typically €3000.  So be sure you are good to proceed before signing the contract or paying the deposit to your sols to hold in escrow.
