If its for a NLV then we are using C.A.T.S services to renew ours for the next 2  years. (Been here 1 year)

Very straight forward. Just had to submit our pension statements and show proof we owned our own property.. Takes about 3 months and our Visa as just been extended for the next 2 years.

I believe if you only rent that you must show a 5 year lease. Please don't quote me on that.

Hope it helps

FYI, all long term rentals in Spain by law are for 5 years, HOWEVER, a contract will normally be for 10 - 12 months, with the same contract being extended every year for up to 5 years, after which a new contract is put in place.

No contract will show a 5 year term in print, but again it is mandatory that a long term rental (6 months or longer) must be renewable for up to 5 years.
