My wife and I intend to move to Almeria from the UK in December. Our intention is to purchase a house as soon as possible. The advice that I am looking for is: Can we purchase immediately, if not what do we need to do to be allowed to purchase and how long will it take.

well that will depend on what you buy and where it is and whether it is empty or not.  best bet is to come here and rent straight away and apply for residencia immediately having got yourself on a padron.  then purchase at your leisure when you find the property you want to buy.  a short term rent will be enough time to sort yourselves out first.

We have rented accommodation arranged, we also have identified a 3 bed house around Benahadux that is currently occupied that we would like to purchase which would be a cash deal. I am looking to find out if we can purchase the house before we apply or during the time that we apply for residecia

if you are not sure that you will get residencia i would think that the sensible thing to do would be to wait until you've got it and then buy but there is no rule as far as i am aware that says you have to do either it is simply up to you and the dilemma you would faceif you had bought a property and then found you couldn't stay in Spain as a resident.

Yes, you can, but it may slow process down as to purchase a house you will need a NIE, which is normally issued with your TIE but can be applied for separately.  You can apparently do this through Embassy in London, or have Solicitor handling your side of the purchase obtain one for you - like I say this will slow matters significantly - for what it’s worth, and this is purely my opinion ... get here, settle in, get TIEs and actually see the house you like in person, then buy.

Property is not selling at such a rate here that you have to leap in to a decision you may well for one reason or another come to regret.

Dario’s advice is sensible: rent first and quickly, get padron and apply for residency/TIE ASAP. You really really need to do this soon, you may find the Extranjeros office closes 25 December till rest of the year. You need to apply before then.

Hi Chris,

Thanks for confirming Dario's information. We are currently stuck in the UK waiting for  sale of our house which we have been informed would not take due to the reduction of stamp duty and mortgage rates be low, but I suppose if your an estate agent looking for a sale what are you going to say.

I can across this today  https://mynie.co.uk/  and I'm not sure if it is genuine or not. If it is legitimate I may consider contacting them. Perhaps you have heard of them.

Thanks for responding to my post. I can’t vouch for the site but you can apply for a TIE appointment online immediately you get here. If you are stuck with house sale then it’s important for one of you to come ahead to set up here, the other can join them later.

Being physically in the country and having a Padrón is a lot more important than obtaining a NIE.  Even if this service does get you a NIE, that alone will not guarantee your residency prior to 31/12 - only physically being in the country will do that.

House purchases can take a while here, and with borders closed, and approaching December, your chances of getting NIE and then completing a house purchase here before everything shuts in December are very very small.

As Chrisso says, get here, get “boots on the ground”, get on the Padrón and start the Residencia process in motion.  There will be plenty of time to buy once you are here and can view properties.
