Hi,
I know they are out there as a short while ago I was shown a newbuild for £50K but illegal build and gambling on it becoming legal. Also those desperate to return to UK due to illness, age or fear of Brexit. The only Estate Agent that springs to mind is Voss Homes of Huercal Overa. Otherwise why not advertise with a personal ad in either or both Sol Times or Euro Weekly; English freepress out here. I believe you can contact both by e mail/ www.
Lastly remember your Legal fees, purchase tax at 8% and a myriad of other fees related to utilities, rates, N. I. E., Residencia. Etc.

Our pleasure. Voss homes is on www so you could fire off an e mail with you specs. We live between our 2 properties, one outside Puerto Lumbreras & one in Mojacar so don't know the Albox Estate Agents. There is so much on the property market at the moment and has been for years. Slowing again now with.Brexit and the £ weakening. My wife researched coming.out here for 2 years before she moved out in 2002'& bought a village house in Albanchez for £11 before she resold for £40 in 2003. You would get a village house for the £45'but you do.need time to shop around.

If I were you I would keep looking on Rightmove Spain as anything decent should be on there and it will give you a feel for the market before you get out there. Also you will be able to see the Estate Agents who put their properties on there and then contact them if you want before you go, if they have any properties that may suit you.
When you get out there don't take any notice of them saying properties are selling fast or worse still them saying pay a deposit to hold a property otherwise you may lose it. You invariably won't and these are all sales tactics. Deposits are binding in Spain and you lose them if you decide against buying! The UK do not ask for deposits and neither should Spain! Just get back to them if you decide after researching and checking carefully that the property is for you and always get your own Solicitor/Abagado to deal with the sale...not one the agent 'recommends' . There are plenty of Spanish Solicitors recommended online and you can Google them to see what others say.

We just bought in Albox and used Almeria Homes, Dan was especially helpful. He is very honest really understood what we wanted and never tried to hide anything. They guarantee that everything is legal with the properties they offer . They have a uk phone number and speak English so are easy to call.
As others have said, watch out for the extra costs like tax, lawyers fees, survey fees, getting an NIE number, transfering over the utilities. You could get through £10000 on these so will need to take care. Almeria Homes do have some properties in your price range and you can always throw in a cheeky offer.

Lots of people recommend renting before buying.
You'll need an NIE number for any/all major purchases here, it's the equivalent of the UK social security number. Car plate changes dont need to be done asap, we're still driving on UK plates from getting here late March and thats in spite of horror stories about the Guardi Civil stopping impounding, fining people on "foreign" plates but you'll have to get it done at some stage.
A good lawyer will help guide you thru Spanish paperwork.
We're "newbies" having moved in late March and are in the final throes of having the car metriculated onto Spanish plates, partner who's villa it is used a company called CamConcepts in Huercal Overa and we've also used CAT Services in La Foquia. Both very good, very helpful and knowledgable.
As Col/doctor Bob n Sandra have mentioned, we used Voss homes to get this Villa, you'll find most property prices are guide prices, and as above prices are down to what the seller will accept due to every reason under the sun from Brexit to Grandchildren to health problems.
An agent over Arboleas/Albox way is Coles of Andalucia, again very helpful.
Albox is roughly 20-30 minutes from the Motovia A7 E15 and roughly 45 minutes from the coast.

Have to partially disagree with the deposit system here in Spain.
Deposits are binding both ways, if you agree a deal and put down the €3000 holding fee, if you back out yes you will lose your money, but.............if the seller backs out for whatever reason they have to pay you back €6000 !! Which is a big incentive to honour the deal.
