Hi I have seen a 4 bedroom Villa for sale for £107,000 in the Albox area, looks to good to be true. The estate agents are Clover Estates has anyone ever used them before.

Hi, it’s nor so much the Agent but the Abogado you use. Do NOT use anyone recommended by the agent, get independent advice, there are plenty of recommendations on here.
My advice is NEVER trust the agent in general or anything they say and you won’t go far wrong, there are some good ones but few and far between.
As for prices, we still believe it’s a buyers market here, prices are moving but still worth some hard negotiation.
Top tip... you are NOT liable for agent or selling fees!

There are 1000’s of illegal houses in the area and many in Albox.
Estate agents and lawyers will lie through their teeth telling you it is legal when it is clearly not.
Simple rule is avoid any house built post 1975 as most will never be 100% legal.

Use a good solicitor. We use Maria Perez at Bouganvilla Roundabout near Puerto Rey. She saved us from buying an illegal villa that the Estate agents said was fully legal with all relevant paperwork. It had no paperwork at all. Lesson learnt.

Hi when saw the villa we wanted our first port of call was the town hall . They assured us our house is legal and we purchased it 4 yrs ago .

Clover built our house under a previous name “Procoal”. All illegal. Please check first but don’t be afraid as if it’s a bargain then it’s a bargain. They aren’t knocking any homes down now and you could get an AFO which regularises it. Do your research is the answer. If it's too good then it probably isn't...Many rogues down here looking to live off other people's hard earned money.The place is probably illegal and as said before use a good abogado before parting with any money.Not only houses but cars,motorcycles etc.....many crooks about unfortunately.They seem attracted to this part of Spain....☹️🇪🇸🇬🇧

Hi just a little advice.
Make sure all paperwork is correct.my solicitor when we bought our house found the deeds were not correct and seller had to sort out before we bought at her expence of 5000.00 euros. Plus if on septic tank make sure you reqyire a certificate called an AFO. Otherwise you will end up paying this yourself when selling another 6000.00 euros. I ended up agreeing to pay half of this othervise buyer was foing to pull out. Another thing is to make sure any pool on the property is legal.
