Just to clarify this; to get residencia you must be the holder of an EU passport i.e. Irish.
If you are the holder of a UK passport and do not have residencia already then the answer is a definitive “NO”.
Having long term rental alone does not qualify you for residence, for that you need to first apply for a Visa etc.
Estate agents have also started asking UK passport holders for proof of residency for rentals over 3 months duration.
Assuming now though you have lawful right to remain in Spain for longer than 90 days, then ALL long term rental contracts in Spain are by law for 5 years. Initial contract is for between 10 and 12 months, but lessor MUST extend the contract each year for up to 5 years if there are no breaches of the contract terms.
