Hi and yes it is still mostly very sunny and warm but nights are starting to get cooler.  Yes to residencia if renting as I rent and have residencia and at the time of application no mention of how long the rental agreement was just as long as you fulfil the other criterias of income mainly.

Hi we had an idea that this was the case we use to own a villa as a holiday home but didn't want to buy again so renting we thing is an option if we can find something. Thank you for you reply very useful. 

No problem, as long as you have proof of address/rental agreement and the usual NIE of coarse.

Just to clarify this; to get residencia you must be the holder of an EU passport i.e. Irish.

If you are the holder of a UK passport and do not have residencia already then the answer is a definitive “NO”.  

Having long term rental alone does not qualify you for residence, for that you need to first apply for a Visa etc.

Estate agents have also started asking UK passport holders for proof of residency for rentals over 3 months duration.

Assuming now though you have lawful right to remain in Spain for longer than 90 days, then ALL long term rental contracts in Spain are by law for 5 years.  Initial contract is for between 10 and 12 months, but lessor MUST extend the contract each year for up to 5 years if there are no breaches of the contract terms.
