Hi Jimbo, as you have seen, there are all kinds of properties and ages . If you look at a modern place it would have a certificate of Primera occupation (First Habitation. ). If it was built without permission or fell foul of the planing laws somehow , ( they are great at moving goalposts and back dating laws lol,) then, if it was possible to assimilate legally then it would be able to apply for the AFO. Very Old houses built long before any certificates or AFOs were “a thing “ may, depending on the area need an AFO too. Houses with AFO should be cheaper as there will be limits to what you can do to it in future, worthwhile researching what the AFO entails. Generally, if you pay less , you sell for less so all ok.
