Are you setting yourself up as an info agency on property? sounds like a lot of work and future publicity for nothing, it might also rekindle the UK sales purchasers here in Spain due to bad publicity, some of wich was true.

Why would someone ask you about a property enquiry? Are you a solicitor, or a publicity agent looking for a story?

I always go to a solicitor for info. They are obliged to request all paperwork to establish if a property is legal or not, buy the way, Rustilnland can get permission to build if it has the correct amount of square mtrs stipulated for that area, Albox used to be min. 2,500 sq mtrs anything less on Rustic land would not be deemed legal, so yes you can obtain and build on Rustic Land and obtain Urbano, I always ask if aproved by the Junta of Andalucia, times have changed since 2005, much tighter rules in 2011.

Hola,

I am interested in buying property in Albox having visited in November and loved the town/ people.

The house prices are very reasonable ( but is it too good to be true)

I have just spoken to 2 different estate agents that assure me that the houses on their books are 100% legal. And since 2016 houses cannot be demolished by law and AFO certificates are issued to confirm ( apparently paid for by seller). I have also had this confirmed by local ( Albox) lawyer.

Am I being totally conned ?

Very simple.   A certificate of Primera Occupation OR an AFO is what your abogado have to have sight of .  It’s legal then.
