Hi Paul.  This  topic seems to have deviated  from your question i have written to you on the subject before.  I enquired this morning exactly where las Marinas begins.  The flooding was NOT in Las Marinas.  This area begins round the corner from Pueblo Laguna, covering the area all the way to the outskirts of Garrucha.  Between the Laguna and las Marinas is a   culvert which took the water away from the area there.  (I know this as i live in the area) there was mud etc but no actual flood, that was round the corner near the Laguna and the restaurants on  that road, so mention that to your estate agents.  Hope this helps.

There has also been a significant amount of work undertaken to address the problems since 2012.  Whilst I recognise you can never say never, the improvements are worthy of note.

Thanks.. that is reassuring to hear looks like many homes near the Laguba really took the brunt of things and naturally I am keen to minimise the risk if the area is susceptible to flooding albeit hopefully not of the magnitude of 2012

Property on La Cala de Anclas was the area I was considering btw.

Thanks again all .feedback all helpful and appreciated
