Try looking at Schengenvisa.com or just type golden visa Spain into your search engine.  That will give you answers.  (Think being seriously wealthy is your first requirement🤣🤣.  Sorry to be facetious)

The basics are that you need to invest a minimum of 500.000€ in property in Spain, either a single property or property portfolio.

It grants residency and has less restrictions than NLV, but that’s about all I know of it.

Im not going to pretend I know - I have no idea.  That would be a question for the consulate, and if I’m any judge, different consulates would have different ideas on retrospectivity.

I would guess though - and I stress GUESS that obtaining a property portfolio of the required value, obtained at any time in the past would qualify.
