You've shown your hand and I think you made a mistake. Consider the following:-
1. Location
2. Condition of the property
3. Utility costs:- Internet, Water, Electricity, Refuse
4. Are you liable for Community Fees
5. Are you liable for any payments (e.g. local taxes)
6. What Administration (Finders Fee etc) will the Rental Agent charge you.
7. Is electricity on a Coin Meter?
8. Hi Fibre Internet is the way to go. The monthly rental internet is not great (likely not good)
9. Get all costs involved before you commit to renting any property
10. The property owner will want to know if you'll guarantee payment well in advance
11. Read my lips:- Do not get scammed even partially
