Looking for advise on purchasing a property at Macenas Golf resort

Look at a few other threads on this subject on this forum and buy elsewhere.
I have been told it has been bought over and being renovated just wary of any pitfalls?

still looks like a building site at the moment and you defo need a car to live there as no shop nearby. Golf course still a long way off yet.
The original developer went bankrupt sometime towards the end of 2021/start 2022. In 2021 prior to bankruptcy a 3 bed property was being marketed at 150k euros (featured on a place in the sun on channel 4).
The development was bought recently by the Constantino family (sp) with a questionable vision to be ultra high end. They are marketing the exact same 3 bed properties for an astonishing, starting from price, of 500k euros.
It doesn't take a genius to realise that those figures can't be justified and sales under the previous developer will be on record at the original figure of circa 150k. No lender would fund a mortgage based on fictious value increases.
Currently 2 restaurants and a third one already fitted out by the new developer. From what I can see, with hardly any passing trade, local footfall and no marketing that these are struggling.
2 large hotels are planned for each end of the ddevelopment.Golf course is planned.

Adding on to my comment yesterday, spanishpropertyexpert.com are now marketing The Mecenas properties, well, certainly the apartments. 285k euros for 3 bed 2 bath penthouse and 195k for 2 bed 2 bath apt. All taxes and service charges are detailed.
We visited the site just after the launch in July and were told those apartments were 100k more than now listed. The same sales rep (Samantha) told us prices on townhouses started at over 500k and in to the millions.
She said she would email the details but never did, despite chasing it up. It sounds like she might have been replaced. Certainly information from the new agent is forthcoming and professional, even if you are enquiring out of pure curiosity!

It would appear there is some kind of 'monopoly' regarding these apartments getting sold the prices are random and inflated. We love the area but have been let down badly by one of the agents selling these apartments. Any advice would be appreciated on what is actually going on with this development

Firstly the bad news is that Samantha is still there! She works for Macenas - the actual owner and developer.
How she is still there is beyond me. She's an insult to incompetent people! We also visited in July, were given the same "pick a number, any number" approach to pricing, and promised an email with details. We too chased her up, but like yourselves heard nothing.
Rather than a conduit to allow interest in the development to flow, she has constipated an already difficult product to sell and has developed a very exalted opinion of herself, spending more time on posturing and self adulation than actually doing her otherwise straightforward job of helping real buyers.
Until Macenas actually appoint a competent sales broker I can only believe that real interest will stagnate.
As it is there are no published prices, a loose sense of availability and a confused message that blurrs the concept between (overpriced) high-end residential and the high risk of coach-party tourism at the two massive hotels proposed at each entrance. They alone will create a traffic bottleneck for anyone living there.
My view is sit it out until Mecanas get a clear picture of their product, a marketing strategy and realistic pricing....oh....and once they have fired the blisteringly pointless Samantha.
