I think thats precisely what Dario said. 

However, its not quite as set in stone as that. If you intend being out of the country for work purposes an application can be made to have this 10 months in the 5 years relaxed. Its not easy and one has to provide proof of the work and/or business that you are conducting. 

The whole notion of the 10 months in 5 year clause is to deter people from gaining the same residency conditions in another ( EU ) country at the same time as holding Spanish residency - dual residency.

A NLV is non working, you can apply to change it to a working visa after a year,  but the strict rules still apply and its not a give

I had intended to stay in Spain for a year using a non lucrative visa as we will be retired by then. During that time I was hoping to visit my son in Italy. I wanted to rent out my house in the UK for a year to finance all this. However it looks like it’s not possible.

Not to mention the hassle of even trying to do it! Took me 5 months to exchange just my driving licence!!!!!
