We  are hoping to buy a villa in the Arboleas area.

Can anyone offer any advice or information on the area please?

There are just so many estate agents in that area and you should have lots of replies. Also believe there are no shortage of properties as people abandon Spain pre Brexit..

Almeria Homes seems to have a good reputation-950 930 259/ 0044 1273 929 286.

However,the only one we have had dealings with is Andy Voss of Voss Homes. www.vosshomesspain.com or 950 616 827. They are in Huercal Overa.

Ask for Sarah.

There have been quite a number of iffy estate agents over the 15yrs we have been here so do be careful/ wary.

If you go to the.online version of the Almeria Focus Monthly free Magazine you can find estate agents listed.

Pls remember it is a buyer's.market and properties are not 'flying out the door' as an agent would seek to con you. Andy sold a 500,000€ property near us for 130,000€. If you leave it until Winter it would be better. Lots of lookey-loos this time of year. In any event, markedly lower offer, ask if furniture is left, ( if you like it ) & even family car. Do you get the point???!!!

Firstly let me say that I would never recommend a solicitor or estate agents but I can give you dome information.

I am an ex estate agent who now owns numerous properties.

I disagree with Bob that it is still a buyers market and this year I have raised my prices but still sold two properties.

Espana Homes sold one and Almeria Homes one.

Almeria property finder would have sold one  but I withdrew from the sale when  I was spoken by one of the owners to in a manner that I last experienced when i was a raw army recruit.

We wanted to buy in Mojacar however couldn't afford to with our budget. That is why we are looking in Arboleas.

We have seen one on for €177000.

Try Coles of Andalucia, when we came at the beginning of the year we were very interested in Arboleas but its a big big area and yes there are some great properties for sale in great condition, with pools are around your budget.

People are going back to to the UK for all kinds of reasons not just brexit.

We live in Urcal, a nice village featured on place in the sun a few times and just today drove past a nice villa with pool that voss have on their books, they have another with a pool near the museum in Urcal too. Give Urcal a look see, we love it here.

Prices in this region are "guide" prices.  Always worth an offer as long as its not too cheeky. Partners villa was on at the beginning of the year for €170,000 and it went for slightly under 158,000.  Cam concepts are very good in Huercal Overa.

For reference, Urcal is 7 minutes from the A7 E15 and 12 minutes from Huercal Overa, roughly 40 minutes from the coast. Great market on mondays, great medical facilities.

I agree, the market over the past two years has seen an increase  in sales of 30% that's why there are more offices opening up all over the place.

However, you as the buyer hold the reigns, it is still a buyers market but it will dry up as all of the detached cheap properties under €200,000 will get sold.

I believe ,after selling houses here in Spain for the best years, " it is not the solicitor or the estate agent who you can find fault with, what they should prepare is written legally and correct, however it is up to you to ASK the very important questions if not they will not offer the information " 

So, ask the right questions and the see if you get correct clear answers, if yes then move on but slowly, there's a lot to learn and things have changed for the better since 2011

Ask, is it designated Urbano? Or has the planning been legalised so that it can have water and electric, but will never be Urbano, if still tied to £177,000 you have plentmoney to chiste from, but ask the Mandy important questions first, we e been here 21yrs so we now know what to ask, not what is viven that looks legal
