Sit down and work out all your finances allowing for some unexpected extras to crop up. Once your bills are sorted, you can live simply and cheaply over here. I would aim for a village house with some local buses even infrequently. That's what we did when we moved to Spain 14 yrs ago before we drive here. We were 9 kilometers from the nearest town. Bus ran twice a day Mon to Fri. There was a bar in the village that served food every day. Also vans came around the village with bread, cakes, fish, fruit and veg. 

You say you can go on the bike but what about your mother and son, they need some transport hence the bus. Although if the village had facilities, you won't need to leave it much. 

I searched the internet for months before we came over and look at houses. Go into the sites describing the villages ie bus service, shop, bar doctor etc. Decide whether you want to live with more Spanish or English speaking people. 

Check out all your rights and entitlements after Brexit. 

Then relax, pick a few places or estate agents.. email them about viewings and set it up. If it's right for you.. do it. X

Sorry to add to the bad news but don't forget about health care. You won't be entitled to free health care in Spain so you will need private health care to qualify for Residencia. I am afraid that is likely to be very expensive particularly for your mother if she can get cover at all. All part of the joys of Brexit.

Yes I'm aware of health care , 

Why wouldn't my mum be able to get cover ,?

Think I got a quote for me and my son,  £270 a month

Not only is nothing agreed, but future movement of Nationals is not even being discussed in these current talks.  Even if an agreement is hammered out, which is looking more unlikely, movement of nationals will not be affected.  As of 1/1/21, UK citizens are Third Country Nationals, with same conditions for entry as a South African, Australian, US or Israeli citizen.

As far as I am aware, those seeking to move here must apply for the particular visa under which they wish to move from the Spanish Embassy BEFORE arriving here.  Once here, the application for TIE must be made within 1 month of arrival. (Just been assisting an Israeli so I am kind of aware of how strict the regs for Third Country National are)

I posted this on another thread, but in case you haven’t seen it, you may find this very very useful.

There is a step-by-step blog post from an American who outlines the process for a Third Country National that should be looked at by anyone coming over post 2020.  In particular the need to get your Visa first, which appears to allocate your NIE number, then arrive within 3 months of receiving visa, and apply for TIE within 30 days of arrival.  It’s dated 14th October 2019, so still pretty relevant.
