Hi Vera, very short answer - NO.  With an EU (Irish?) passport, you still enjoy Freedom of Movement.  You can come to the country, rent, work etc and all you need do is “register” (apply for Residencia) if you intend staying longer than 90 days.

Residencia application is pretty straightforward, the big ones being health insurance of some kind (Residencia compliant from Spanish company) and of course Padrón - don’t even think of applying for Residencia without Padrón because it is a pre-requisite.

For Padrón you of course need an address, which is why renting for a while is a good idea; then you simply register at the Ayuntamiento as being at that address.

Spanish tax is convoluted and complex to say the least.  The short answer re CGT is that Spanish Tax Law dictates you pay tax in Spain on worldwide income, not just income garnered in Spain.  AEAT likes to ensure they have their slice.

However that is something that you have to take up with a Tax specialist well versed in Spanish Tax Laws (i.e. a tax specialist based in the UK may not be sufficiently well versed in the intricacies of the Spanish tax system to give you the right answer)

cgt is a tax on the amount you have made from the sale against what you paid to buy in the first place not on the total amount you get for your uk property.
