survey a property or not

Hi

We are buying our first house in Partaloa Spain and we are uncertain as to whether or not we should get the property (which is over 200 years old) surveyed.

It is on the main street, and looks in good repair.  

Just wanting to know if there are likely to be structural defects ie subsidence, drainage, roof issues.

On inspection all looks well not cracks, no wet patches or damp. no visible signs.

But on our contract one terms is that we accept the property as seen with all defects. Something is niggling me. If anyone could advise on experience

Would you buy a property in the UK without a survey? the answer should tell you what I think you already know, many many people over the years have had many many problems by not having one done.

For the cost of the survey it could save many thousands at a later date,especially with the conditions put on the sale

Get one done.  A lot of properties are poorly build.  Worth it for peace of mind.

Hi get a survey done what I have noticed about spanish properties they do not have any damp proof membranes at floor level and a property for sake that is freshly painted is only hiding damp marks which will be waving at you in 6 months after you  purchase 

Some properties hide damp with fact stone cladding 

Survey  is the answer

I think getting a survey done in Spain is a waste of money, in the UK you wouldn't think twice but not in Spain, because there is no governing body and no Ombudmans, anyone can tell you this that and the other, but if they are wrong and your roof falls in, you will find that you have no come back. and you have wasted your money. You sound sensible, use your own judgement.

I have inspected the property  and all looks goid but cannot get up to see the roof. Have asked seller to confirm if roof secure but wont and in the contract it states buy property as seen. Its just niggling me.

Walk away or have it surveyed by registered  structural engineer which the Agent is not

Re the roof check for concrete beams, they usually show below ceiling.  If not present roof will need replacing in near future. Damp is something you live with in spain, luckily the heat of summer dries the property out, worst case coat of paint each year if flaking.

When we bought ours, I got a local builder to go up and check the roof, if the owners wont allow this then I think you could be right and there is something wrong. I have never heard of a contract before stating that you accept all defects. Odd thing to put in.
