Yes, the problem of omitting information when you live locally is annoying - but when you have paid for flights, hotels and hire car its a different matter - do you think an agent would refund my expenses if they were at fault for not supplying the correct information? Of course not - but they get highly annoyed and insulted if you ask them how much commission they are taking on the deal. 

"That is between us and the seller" they say. Then I explain to them that its actually my money paying the commission and I have a right to know how much I am paying. They dont like that at all. Perplexing.

I am in contact with some sellers who have what I am looking for and all the property info I am getting is honest and correct - Where the nice supermarkets are, what the traffic is like, the best bars - how crowded it gets is summer - good places to visit. Does it get very cold in winter. Where are the best markets. Ask them for a floor plan and its not too much trouble. You want a video? No problem. How much do we spend on electric? blah blah blah. 

I have had 2 hour conversations with some sellers! The detail of information is amazing.This is the real information I need to make a decision about a property.

 Ask an agent for a floor plan and they say, "we dont use floor plans in Spain ". What they are actually saying is - I am too lazy to get off my arse and get you a floor plan. Ask them about community fees ( 90% of agent refuse to show them ) and they tell you they dont have them or they will just lie and make up an amount.

There was a day ( before the internet is what it is today ) when agents were the only way to access the info need to buy a property. Today, they are obsolete. If they cant provide the critical information required when purchasing, why are they still here?

The owner knows so much more about the property, is easilly contactable on social media and is motivated to give you all the information plus more. Once people realise this, behaviour will start changing and estate agents will be a thing of the past. No more wasted viewing trips - woohoo -  I for one cant wait for that day!

To quote you ,  “I am in contact with some sellers who have what I am looking for and all the property info I am getting is honest and correct “-   UMM. , how do you know it’s correct or honest !     also, “Quirky” as you say doesn’t “actually”mean “structurally unsound “as you so clearly (wrongly )state !   I’m not saying they are not unsound but      It means higgelty pigglelty and I think characterfull .   They were only allowed to add 2% of the original size of the house every year , so made it difficult to add a whole room.  However,  Spanish rustic cortijos have no foundations, just a fact.  You just need to learn how to translate Estate burb properly before passing wrong info on.  I’m sure if the Masked evil estate agents “knew “ Quirky “actually” meant “structurally unsound” they wouldn’t say it. lol.  I am glad to hear though that some sellers “Have what you are looking for “.

What people do not realise is the pressure estate agents anywhere are under.

They  need to sell or let properties every week to get commissions to pay bills and pay wages.

In 12 years of many rentals in Spain I have come across some who are completely honest, and some who are very dishonest. I could give names and details but that would leave me open to libel suits.

Maybe half and half. That bad.

Unfortunately finding out which can cost you money, waste your time and so on.

You could ask in forums asking if you should use such and such an agent, without asking why not?
