Estate agents in Spain - Page 2
I would recommend a former Swedish banker, Ingrid Grahn, with her own agency in Mojacar Playa. Has lived in Spain for the past 40+ years, used to work for Chambers of commerce in Madrid, emploeyed by a Scandinavian agency (bank owned) before starting her own business. Office in Mojacar Playa, the center mall, second floor. Fluent in Spanish, English and Scandinavian language. Has also Spanish speaking staff - only 3 employees in total. I have had so much more success engaging DIRECTLY with sellers, because they are motivated. I had a long call with an agent on Friday and we eventually got down to the nitty gritty of it. He explained that as an agent, 99% of the communications coming in are just people "kicking the tires" so to speak. Real actual buyers are few and far between. That was his excuse for not responding to my many many emails and phone calls.
The problem is fundamental - also, the client of the agent is the SELLER, not the buyer.
I asked another why agents very rarely show important info like Community Fees. He could'nt answer. I asked him why there are very rarely floor plans - He said that they are never given them. I then asked him how much effort would be go to an apartment and measure it. He had no answer. I did. Pure laziness and unprofessional.
There is almost NO comparison that can be made between the Spanish property market and others in Europe. But the truely mind boggling thing is that agents are charging on average TWICE as much in fees and doing less that half of the amount of work.

I am sure that your experiences are representativ. However, we were presented with calculations in detail incl community fees, garbage etc, incl tasks to take care of previous owners deregistrations/cancellations of mortages for our property and all registrations with gas/electricity etc. The difference between Scandinavian and Spanish estste agentes is that a property can be marketed by more than one agent on behalf of the seller, with actually two agents involved.
I can/could make my own bread, paint a wall, showel the 1.5 meter snow outside my window at the moment - or ask someone skilled whom I trust to act upon my behalf while I tend to other tasks where my skills come in handy. If I have the time, I am sure that I would do more (like you do), but I don't and I am happy to see that you found your way and that our way was successful.

If you want to buy bank repo's jus go direct to the bank. For example.
Use the the Spanish language site as it has a full property list by region, town, property type etc.
You can always use spandict for translation.

Hi. We lost a property also due to a poor estate agent. However, we then used Next Stop Almeria in Los Gallardos who were excellent. We also used an excellent lawyer so between the two companies we had no issues whatsoever.

Hi,
I bought 2 properties through Solvia and never needed a lawyer as the contract is in dual language and covers every possible angle. They also sent their lawyer from Barcelona to Marbella for notary as this was my preference.
