Apartment sale blocked by no Habitation certificate
Hi everyone who gave me feedback on the habitation certificate.
Having been out to look at the apartment, signed contract to reserve property and paid funds accordingly. Today I was notified that I have lost the property over the habitation certificate .
The purchaser is willing to apply for the certificate of habitation and pay for it himself!!
For whatever reason the vendor and solicitors are unable to provide. Probably as they have done works without town hall concent. In which case whoever acquires the certificate takes in the fine!!
Not really upset, it would have been nice though! Good luck to the prospective buyer and hope they have done their homework and not just listened to the estate agent who tried getting me to obtain it, because I have been on so many forums where people have done similar and just can't get the certificate as the building needs inspecting, etc and without it can't get water, electricity or gas.
In addition if the building has been changed in any way, extensions or patio areas enclosed ( this one has been) without permission ( this one was without permission), then the applicant/ purchaser is responsible for the penalty fine.
On one forum a chap said that he had been without services for four years now.
Everyone , including solicitors have said do not buy unless the seller can provide the certificate.
So my attitude is what's meant to be shall be, what isn't, is not for a reason.
