Hi guys hope you are all safe and well, just enquiring if anyone knows how the renting system works in almeria, is it like here in UK where you sign for 6 months and then can continue indefinitely if both you and landlord are happy?

I expect I depends on whether it is a long let and whether the landlord is English or Spanish.  I have a Spanish landlord and initially I signed a 5 yr contract with a get out clause if we needed to move before that.   Now we've been here 15 years and he's only renewed our contract a couple of times.  So I consider myself lucky. He doesn't want the house for his own use and so long as all the bills (rent and all utilities) are on direct debit he's happy.  I think it depends on how long you state at the outset how long you want to rent.  Before we came here we did rent a place for 1 year but gave notice to move after 9 months, the Spanish landlord was not pleased so we lost our deposit.  Good luck.  It might be better dealing through an agency if you are not already in the country.

Hi Lyn77, thank you so much for that information, we looked at some properties on an estates site they say long term rental but then it says check availability calender, still in england at the moment, looks like will be next year now before we can do anything. Thanks again, take care stay safe.

A long term let is considered anything more than three months, less than that is a holiday let.  A long term let now, with recent changes to the law, if you want at least a year, will be a 5 year contract, but with “get out” clauses agreed by both you and the landlord.

If you have Residencia, then you can already return to Spain - if you don’t, you are limited to 90 days in any 180 day period anyway.
