Like purchasing anything it is 'what would you be willing to buy/resale for'. The condition and how much work needs to be done, you can't value places on a 'everything is worth the same per square metre'.....Finally it is Location Location Location. Remember that people that have had their places on for a while might be more desperate due to Brexit etc. Ask how long it has been on for. Also as already said.....start low....they can take it or say no......you can always go up....more difficult to go down! It is after all just business. Good luck!

The price per sq mtr is just a guide plus the other factor as said as to what the sellers value the property at in their own thinking, which is normally irrelevant, all property has a sq mtr price, and this takes in the location, etc. Etc. I've had a full valuation of our own property and prices were taken from all around our area by the architect, and then add or subtract the quality build, new building regs or an older house which will be cold in winter, good luck

"Older house cold in winter", ours is said to be aprox 200 years old, 600mm solid walls and small shuttered windows, wood burner keeps ours a lot warmer than modern builds, heating costs on modern builds are astrnomical.
