Make sure you get your copy in English. Usually quite straightforward and you do have protection under the bylaws. We have not had a problem with our Spanish landlord in the past two years. You have rights too.
Make sure your contract is in both Spanish and English. If you have any doubts about any of the terms in the contract get them checked by your solicitor before you sign. Get a receipt for any deposit paid and know who holds that deposit (i.e. the landlord, his gestoria, his solicitor etc). Check to see what period of notice must be given on either side and your obligations at the end of the tenancy as regards returning the property in a correct state (cleaning? Repainting? etc). Check any clauses in the contract about who has responsibility for repairs both within and beyond fair wear and tear. Get a full inventory of everything in the property (and I mean everything). Take photos of each room, and the grounds, on the day you enter. Take photos of the water / electric and (if the property has it) gas readings. Check whether the bills for utilities are going to be put in your name and if they aren´t make sure you are given a copy of each bill when issued, for your records. Pay your bills and rent by direct debit not cash. Check the insurance on the property and what that covers (i.e. buildings only? buildings and contents? your personal items or only those of the landlord - you may wish to take out additional insurance). These are all things a tenant should do renting in any country, not just Spain. Good luck with your rental and enjoy your new home.
