We have just seen your post and could meet up this afternoon/evening for a beer and chat.
We are in the south end of Mojacar Playa and our nearest bars are Lua or Sambas. We bought a flat 18 months ago and like you we were a bit unsure of what to expect - but it turned out to be pretty easy as we had a good solicitor who dealt with everything.
