La Perla /Arboleas

Hi I am moving to the area in July and hope to rent for a few months before buying and I have noticed that some adverts for villas in the La Perla area are stating that the Legal situation for this Villa along with approx 150 other villas is located in the area of Arboleas and its legal status has not yet been completed as it is in Innovation-14 which is currently being legalised by the Junta Almeria/Andalucia , the sale will be under Private contract and the buyer accepts the legalisation costs/debts which is reflected in the Price ...

Could anybody give me some advice on the above as to how long has this been going on and what would the cost and time frame for the properties  to become legal and what would be the best area to rent in?

Hi Brian sorry to say but Barge&Pole come to mind however cheap it is,the legalisation(or attempt to) has been going on for years and could go on for many many more with no guarentee of a positive outcome

Hi Thanks for the information as I thought too good to be true.So what area with easy access to a town/amenities would you recommend to rent until we buy a house,

it depends which area you are interested in, coastal/inland,there are legal properties in the area you mentioned

we lived in La Perla for 16 years and sold our villa by private contract under Inn14 and the new owners are still waiting 3 years later but they are happy to wait as they intend to remain there for life and as far as we know are still not paying IBI as the property is not registered.  We sold at a good price for them and they are happy to take on the future expense but are going down the AFO route to get the paperwork as far as we know.

There are a lot of fully legal properties in Arboleas just check with the townhall on any property you see before you buy and get a good solicitor. 

Calle Sherezade is a good option once they are all AFOd nice road.

We bought a villa off-plan in 2006 in Avenida La Perla for holidays and are now wanting to sell it as we are getting on a bit and find it too much to maintain when we’re only here for a few weeks of the year.  Lucky for us it is fully legal and we have all the relevant paperwork.  We won’t be putting it on the market for a few months until we have all the maintenance work done.  Hope this is helpful.
