We started the process of buying a house in Cantoria but digging deeper than our solicitor seemed comfortable with (he was highly recommended by the agent) we began to find problems. There was no problem when we laid out everything on paper and asked for our reservation back from the agent - it seems they valued their reputation.
Now we see the same property (following completion of renovations) is being offered at a price more than 30% higher than the price we agreed earlier this year.
Our advice to anyone buying a house in Spain is ask questions about everything, check everything with officials, not on the web and definitely not with expat experts. Always offer well below the asking price - 30% or more is a good place to start and talk to the neighbours, particularly in villages. They are usually very friendly and recognise you might be living next door; sometimes it's amazing what you find out!
