Hi

We are considering buying one of the many beautiful villas in the area. As yet we have not visited but plan to do so soon.

We have 2 questions.

1. Is there a reason why there are so many properties for sale?

2. It seems there can be water supply problems with no supply for 3 days sometimes, can somebody please advise how much of a problem this really is?

Hi,

so many properties for sale? I think that properties (sensibly priced) in Arboleas sell quicker than any where in the area.

Water with no supply for 3 days? I think the last time I had no water was about 1995.

Why so many for sale?

1. Many bought without doing any homework* and couldn't offload because of the huge reduction in price of property during the recession. Some have gained something back due to rentals. Property prices have gained 15% on average over the last two years (rule of thumb!!!). Therefore, the sensible thing to do is sell now and get some return on the investment.

2. Why buy property when you can rent relatively cheaply? When you buy you tie up thousands and thousands. You can rent long term cheaply without tying up much and if you have second thoughts you can always return to the UK.

3. Renting out property is not a doddle. It has to be worked at. Maintenance is an issue. Then there are the utility bills, Spanish taxes, cleaning fees, moans and groans etc.

4. Spain is in recovery from the recession, but when will the next recession strike?

* Rule No. 1 before purchasing Spanish Property:- Rent in the area for no less than 5 weeks in the off season. Most questions will be answered during the 5 weeks.

Electricity and Water Interruptions:- You're in Spain - Get over it!

Hi Alan,

Whenever I post it is for general information. What I post is my opinion at the time of posting. One may not agree with me and that is OK too. I like to think that my posts are helpful and I tell it as it is. 

If anybody takes offence to any post, it is only a case of reporting the issue to the site mod for deleting and if necessary for further action.

We have just moved from Arboleas after living there happily for 2 years. 

The water only went off once during that time.

Most properties in that area have a water deposito of at least 1000 litres somewhere in the garden as a back up for when water supplies are turned off.

More importantly than your concern over water, rent for at least 6 months before you buy.
