I am shortly flying out from the UK to view some properties up for sale in the Velez-Rubio area. Should I find a property I want to purchase can anyone give me some general advice regarding what a sensible offer price would be in relation to the asking price? This is most likely going to be my forever home with permanent relocation from the UK as I love the area.

Thanks for your response Kevin.

I have heard that in some instances 20% below the asking price is achievable however I know that it will vary according to the vendors circumstances. It is frustrating that there appears to be no register of sold property prices in Spain. I don't want to make an unreasonable offer as I do not want to potentially offend the vendor and prevent further negotiations.

We bought 2 years ago, initial offer was 70% of asking, took 4 months for acceptance , buy then we could offer cash.

It's the same as buying anywhere else, you offer what you think it is worth to you, not what the owner or agent wants !

Start as low as you think possible you can always go up but once you made the offer you can't go lower. If thay are serious about saleing thay won't be offended we have brought and sold many times UK and Spain. Hope this helps and best of luck for the future.

If work on 700 / 800 € per sq mtr plus the land ,example 120 sqmtr detached in Arboleas, small anything between €150,000 to €230,000 with a pool.

So 120 sqmtr X €800 =€96,000 say €100,000 plus the land €60,000 so around €160,00 the rest depends on the person selling , how much they need to sell at, especially if returning to the uk to die.

You don't get much in the uk compared with Spain , so sellers think and price high but you as a buyer should think low.

Before you put a penny down, ask for proof of Licencia de Primera Occupation ?

and was planning approved ny the Junta of  Andalucia, and confirm in writing that there are no debts or court orders on the property
