Hi Debbie,

I'd say that Roquetas is more of a family or older couple's resort than those you mentioned on the Costa del Sol. It's definately not a place for clubbing or great nightlife if that's what you're looking for.  What sort of a holiday do you want?  Roquetas has better beaches than Torremolinos and if all you need is to relax, soak up the sun and chill out, then it's the resort for you!

My brother has an apartment Near Fuengirola, which is the reason why we have done some research and chose Roquetas de Mar. Near the Sea not to difficult to reach from the airport, (which I believe is a cab ride). Convenient for frequent trips.

Were not looking for loud nightlife, more like nice bars, Tapas and local food, certainly not too sleepy, relaxing and sunshine, thats what were after. Were no spring chickens, but do enjoy a drink or 2 and a bit of music, and walking along the coast.

An apartment on a complex with a pool, as we have 3 grandchildren (and our 2 kid in their 30's), will also probably use the apartment.

Thank you everyone, you have all been very helpful. It's now our aim to get over there and have a good look round, spend some time there and view some apartments.

It's been far too long since we've been anywhere, and I know the are not the only ones!!!!

You've asked the easiest question I have ever answered. First Law of Profit & Loss is Supply and Demand. Costa del Sol has more demand and consequently property prices there are higher.

Incidentally, while we looked for a holiday home in coastal Spain over two years we settled on Mojacar Playa and one of the main "selling" points for us was the amount of British expats who settled there for retirement after running businesses in Costa del Sol. Those guys don't make many mistakes...

....

Matthew, off the point a bit, on a previous post you mentioned that long term rental costs were on the up, this was in a post re Brexit, have you any clue as to why this is as I would have thought that with many ex pats looking to return and all the problems and job losses brexit and covid are going to cause, costs would be on the way down ?

I must stress anything I post is my opinion only. I am not always right. Regarding Brexit you're right and some (but less people that I thought) would be jumping ship for various reasons. But, for more reasons people still try to live the dream and come in the other direction. Coastal Spain has also become popular with northern europeans. I don't have hard figures and I rely much on what I hear and what I see. I reckon I'll learn much more in the forthcoming eighteen months.

People who rent their properties for holidaymakers have taken a loss during 2020. At the start of Covid February/March even I thought the situation would have been resolved and things would continue as normal and Covid-free from September 2020. I was wrong and things got worse. Some holidaymakers arrived but nothing like the numbers of  previous years. Renting out property for holidaymakers became a hassle and a relative rarity. Many of those who hitherto concentrated on short holiday rentals opted to cut losses and rent out long term. This caused minor shuffling with some people seeking long term rental property in more favourable locations.  Some of these are street-wise expats who own property in Spain and saw opportunity for them to rent long term at relatively cheap prices and rent out their own property as holiday lets later. Nothing wrong with that and if you can turn a buck, then good luck to you. This has put a strain on the availability of well located properties and the nearer we get to Christmas they have become much rarer. I reckon this will eventually impact on long term letting prices, but that is at least a year away for those now in possession. I believe it will also impact on short term rental prices in summer 2021. There may be no change in rentals of not-so-well located properties.

You might think that two and two makes four, but in coastal Spain simple arithmetic usually is not so simple.

I'd like to add to what Matthew has said, that many last minute arrivals wanting residency before the end of December, are renting properties either prior to buying, to see where they'd like to settle, or as an alternative to buying because of the fall in the property market making investment a no-no for many.   Everyone seem to be looking for a 3 bedroom with pool too!
