From my own experience of this particular street, it would seem no more or less safe than the main urbanisation which is safe. I suppose you could say it’s slightly set back and therefore a little more exposed but with that I’d say it’s also quieter with the only real through traffic being cars. Unless you were staying there, no other point being on that strip of road. I also wonder if it’s also more local residential which from my own experience can also affect prices…us ‘tourists’ can and do pay more for the prime spots.
It’s amazing what every extra 100m of distance from the beach can do to prices also. I would also suggest price wise it could be affected by the fact it is on a main entry point from the bypass (although not too busy) and backs on to agri land and cleared undeveloped land which I believe is going to be the location for a new hospital near the football ground. I personally think it’s well located for best of both worlds with great access to shops, beach, restaurants and larger mercado and for accessing the main thoroughfare.
One other point when checking if something appears cheaper than others, is it ‘brand new’ but built 12-14 years ago? There is still a fair amount of bank owned property from the late 2000’s from when developers went bust and the banks then owned the properties and now sell cheaper to get their money back. I personally bought my own property in the same way back in 2018. It was a brand new 10 year old apartment at a third the price they were intended.
Roquetas is great, lovely affordable spot for getting away with beach as far as the eye can see.
