Hi, I have heard the getting planning permission for a Casita in Cantoria is basically or almost impossible but a pergola or similar might ger permission. Any comments on either please?

My husband is an established builder here. He says a pergola doesn't require permission of any sort as its not classed as a permanent or dwellable structure. Depending on your land classification of either urban or rustic then that dictates the rules as to yes/no and size etc as to whether it is an obra menor or needs an architects project. For example where we are is rustic land therefore only a max 12m2 casita can be built with permission. As an adnote the last job he did in cantoria took 3 months to receive permission after the application. Hope that helps and feel free to pm me if you'd like to get further advice from hubby
