How much can re rebuild on a roof terrace in almeria enix with a single level property with roof terrace ?

Hi there 

We are thinking of buying a house in Enix , at the moment it is all one floor (like a box shape)  with stairs up to a roof terrace the size of the footprint with a small room built on the terrace. We would like to possibly rebuild this bigger and wider and the estate agent told us your llowed to build up to 50% of the footprint size in Enix Almeria. Can anyone can confirm if this is true or not? We do not want to put in an offer if we cannot build the next level up to this amount as would need the extra living space .

Besides requiring building permission you need to know if the building can accept the extra weight etc therefore a structural engineer would need to have an inspection carried out.

Estate agents in general are only interested in the sale for their commission so beware

Thank you for this I did think we would have to get this too! Do you know if these can be undertaken before an offer is given or in Spain is it usual protocol to offer then get these checks done ?

I'm not 100% sure but obviously you can get a survey done prior to putting deposit down but would think that as you don't own the property then getting a building certificate might be more problematic.
