Came over two weeks ago to look at a property purchase in Villaricos. The apartment has not been occupied for around 4 years so services are disconnected and meteres removed. 

The property was good and have put in an offer which the agents believe will be accepted. However, although the services have been in the apartment before, as i previously mentioned, they have not been so for around 4 years. 

I need a certtificate of habitation which the seller does not have and the Town hall are unlikely to have a copy as the seller has owned the apartment for around 20 years and never got one.

Looks like a wasted trip as have spoken to four solicitors who have advised that I will have great difficulty getting the services back on without this certificate and would struggle to sell on the property if i wished to in later years.

Can anyone throw any light on the subject please?

anyone know if i can getr the services on without the dertificate and then apply for one?

You do need an Habitation certificate to sell a property and usually the Solicitor would arrange for the seller to have an up to date Habitation certificate to pass on to the buyer.

If as you say Solicitors' have advised that there will be no Habitation certificate forthcoming, then it is very wise not to buy this property. 

There are tons of properties out there and bargains to be had without buying one that you may not be able to sell when you need to. I would take the good advice from the Solicitor and search for another property.

Totally agree with Jan in all respects. Friends of ours purchased such a property, had to have water delivered by tanker and 'steal' electricity from a neighbour ( with their permission). When they split up the property was just abandoned & gutted.

They have written to Town Hall but if a copy not available then shall withdraw.

Hi Stephen,

Spanish Property Choice, Paseo del Mediterráneo, 363, 04638 Mojácar, Almería, Spain. They are the only company of the many we have dealt with over the last 6 years that actually did the due dilligence ;)

Alternative view for you:

If you are that much in love with your Villaricos property, you could drive a very hard bargain on the price and buy yourself a generator and deposito just like what we do in the campo!

Thanks for the agents details will look them up.

Had to laugh re campo comments as did think re solar power and generator but noice may upset Spanish neighbours.

Water i can purchase but not for shower or loo. portaloo hmmmm, been that rout on a boat!

gas is ok as bottled gas cooker.

There is a steet ligt on the side of the property so could always tap in to this :-)
