Hi . This forum is proving very illu inating for someone like me hoping to purchase in the Las Marinas area.

How can I best ensure the property i am considering is not impacted by potential flooding and any exclusions re. Insurance cover? Should I simply steer clear of the Las Marinas area and look further afield?

1.If in doubt, get to hell out!

2.If you decide to stay in talk to older people living in that area.

3. Ask your solicitor to enquire through the local ayunamiento. (It costs)

Many thanks Matthew ..appreciated..hopefully other residents have some experience can provide a steer too..I am guessing the estate agent may not be so forthcoming?!

The area was flooded very badly in 2012? it sits at the botttom of Rio Antas so any heavy rainfall ends up in the area,having seen the videos of the flood I personally would not buy in the area BUT many have and fingers crossed not had problems.

Many places suffer flooding of sorts if they are in the area where the mountains meet the more level land,it is mainly because the land is so dry it cannot absorb torrential rainfall

The flooding in 2012 was mainly caused by heavy rainfall 50 miles inland causing torrents of water to converge on the area.

I'm just thinking the near disasters that have hit the area in the past few years:-

1. Gota Fría which caused horrendous damage to life and buildings in 2012.

2. The famous gorse fire that caused Mojacar Playa to be evacuated a few years ago.

3. The whole south-east and south coast of Spain is on a fault of the techtonic plate between Africa and Europe. In a few million years time our apartment will be on top of a mountain like Mount Everest. 

4. The 2nd worst disaster since the Moors left is of course Brexit. 

5. The single worst disaster to hit the area since the dawn of life is the Panama Hat Brigade and their doting wives (saved by the fact that they share a table away from the bar).

6. Harry de Bromhead has his stables near where I live. I'm sure he has a brace running in Leopardstown today. I think Rachel Blackmore is riding one of them. Let's hope I don't have a disaster at Leopardstown today.

Just looked up the runners today and Harry de Bromhead (Henry to most looking in) has six runners at Leopardstown today all to be ridden by Rachel Blackmore:-

12.05   Trebizond 5/1 [4th]

12.35   January Jets* 4/1 [won]

1.10     Notebook* 5/1 [2nd]

1.45     Irascible 22/1 ew [2nd]

2.20     Due Reward* 33/1 [2nd 50/1]

2.55     Minella Times* 11/1 [2nd 14/1]

(* included in Yankee; the rest single bets and I'll do single bets on all the horses).

Remember bet for fun only and if you can't afford to take the loss don't bet. Enjoy the racing.

Is there an Irish forum  where you  dispense your often useful advice and only occasionally balanced opinions to ex-patriot Spaniards -  whose sombreros  must be as helpful in protecting them from the soft but constant rain as panama hats in protecting bald British pates from the Spanish sun?
