Hi,  I'm hoping there are some landlords on here can advise me as I'm new to long term letting.  I have received two enquires now from British folk about my apartment and both have offered to pay all the rent up front without even coming to view the property.  I'm concerned these could be scammers or something. Anyway appreciate your thoughts.

We're (hopefully) about to rent out a property in Palomares and I would be somewhat concerned if a potential long-term tenant wanted to pay it all up-front. For short-term yes but long-term would raise an eyebrow or two. Money laundering? Tax evasion? Some other dodgy activity? Maybe, maybe not. It might be Ok but it's unusual so I would want to ask questions about why.

Hi,.not a landlord but never heard of such a thing & been here 15years. I did read somewhere about transient brothels via airbnb. Strange world we inhabit.

We are renters, and at the time of renting, neither of us had work, so we offered to pay a year in advance.  The landlord accepted, and here we are.  Whilst no doubt uncommon, it isn’t an immediate indication of unlawful activity.  That being said, we did view the property before requesting to be considered as tenants .... and yes, long term.  We reside permanently in Spain.

Hi, there is a lot of legal litigation to do with renting out your apartment.

To keep on the right side of the law, first consider employing the services of a gestoria or Lawyer. There are many in the free papers & glossy magazines.

If you do not declare your rental to the Spanish authorities and you are reported, the fine could be huge. Enough to put your property at risk.

At least if you do it legally, any possible con merchant you are worried out would be eliminated by your Representative.

You could as an alternative use a property agent on the same basis.

On our urbanization, many are rented out through a Property shop, quite successfully.

thank you so much. We have a gestoria for the tenant's contract and they also deal with submitting our taxes, so all good there.  Just concerned the tenant does not turn out to be a nightmare!  .

Hi, good luck with your tenant.

Warning signs usually prevail so act fast, do not ignore hoping it may improve.

I am a tenant and I look after the property keeping it clean redecorating etc and I pay one day in advance every month.

If this does not happen,  be aware and act. Keep records of communications, complaints, late payment etc. It helps in any eviction processes.

HI, it doesn’t sound very well.

A rental has to be paid month by month. Sometimes, when they offer to pay a few months in one go it’s because they have o intention to pay any more after that time.

Law in Spain with regards this issues does not protect very much the owner, and especially in the area, the court is very slow.

In our office, when dealing with a rental, if our client is the owner, we always ask for a banks guarantee (aval bancario) that covers the whole period of the rental, or a payslip (nómina) or alternative any other security that guarantees the payment.
