Hi All

I am currently based in the UK with relatives living in Velez Rubio. 

I am thinking about relocating to Velez Rubio and I am currently researching properties for sale. One of the properties I am interested in has a new swimming pool registered as a balsa. I am not sure is this is a common situation or whether it is a bit odd. Why would you not register it as a swimming pool in the first place and if you cannot register it as a pool then there must be a valid reason for this?

Any assistance on this issue would be much appreciated!

We are new to Spain and live in area designated as Rustico land. Have been told it is difficult to get permission for above ground pool, so this could be a way round it, registering as a balsa instead . I.E water deposit.

This could backfire of course, I am sure there are more knowledgeable people on here who can add to this.

Balsas or water deposits are frowned upon and most local authorities will come down hard on people trying to get around the difficulties related to swimming pool approval.

First off they were saying you couldn't have a pool over 8x4 metres, now they make it so difficult to obtain permission it's seemingly not worth bothering. Yet you can have as big an above ground pool as you can afford !!

If you buy a villa with a proper pool make sure it's registered on the deeds.

I would also like to now as I am in Santa Maria de Nieva .My house is Urbano but the land around it is Rustica with a classification that it is soon to be buildable.I am not sure where I stand.I don't really want to put the inground pool in my narrow back garden as it gets no sun until very late in the afternoon.Would I be able to build a pool on the land that is Rustica now,it is just back from the main road.Or should I go for an above ground one.I don't know much about them or who does them.
